SCREENING CRITERIA

must be submitted along with the completed & signed application.**
 
We are working with neighbors and other landlords in this area to maintain the quality of the neighborhood. We want to make sure that people do not use rental units for illegal activity. To that end, we have a thorough screening process. If you meet the application criteria and are accepted, you will have the peace of mind of knowing that other renters in this area or apartment complex are being screened with equal care, and that the risk of illegal activity occurring in the area is reduced.

  • Applicant has never been served with a FED judgment.
  • Applicant’s credit record shows all accounts are current. No current garnishments or collections against his/her income. Or, has proved that collections are being paid either directly to the merchant or through a debt payment agency.
  • Sufficient income. Monthly gross income is three times that of rental amount.
  • Unless otherwise stated by Management Personnel, Applicant must have full fees, deposits and rent.
  • Verifiable source of income or permanent employment for at least six months with the same employer.
  • Brought the following requested items to showing (One form of picture ID plus an additional form of ID).
  • Occupancy needs of Applicant are not to exceed two people per bedroom
  • Applicant must fill out application completely and truthfully. False information will be grounds for denial.
  • Criminal arrests for certain types of crimes will result in denial of your application. You will be denied if you have been arrested for any type of crime that would be considered a serious threat to real property or to other residents’ safety or their peaceful enjoyment of the premises, including, but not limited to, the manufacture or distribution of a controlled substance.
  • Resides at current address for minimum of one year.
  • Gave proper notice to previous landlord.
  • No notice of any kind from previous landlord, or deposit withheld because of property upkeep. No notice for neighbor complaints or police reports regarding noise or violence.
  • No notice of any kind regarding a violation of a previous rental agreement.
  • Applicant does not own pets.
  • If you are related by blood or marriage to one of the previous landlords listed or if your rental history does not include at least two previous landlords and/or two years of rental history you may not qualify as a tenant. Under these circumstances, some properties will allow a qualified co-signer on your rental agreement. Qualified co-signers must be willing to pay the application fee and meet the screening criteria. There are properties under the management of ARP that will not accept a co-signer.
  • We must be able to verify all of the above listed criteria from an unbiased source.
  • We will accept the first qualified applicant. We will require up to five business days or seven consecutive days to process an application.
  • If the rental agreement is to be signed by individual roommates,
    each roommate must have gross income of three times the monthly rent and meet all other listed criteria.
  • Reasonable accommodation is available, as outlined and
    required, under HUD Fair Housing Law.
  • All units rented by ARP are non-smoking units.  Tenants
    and their guests must smoke outside only.
